HMO House Rules

Appendix A, part of the tenancy documents you have signed states;

 HOUSE RULES

For the safety and convenience of all you must NEVER SMOKE inside the house.

1. You are responsible, just as if you had your own house for your own safety, for the security of the premises and reporting and chasing up faults to be repaired. It is not someone else's problem.

2. Fire doors to be kept closed. No furniture, bicycles, rubbish etc may be left in the hall stairs or landing as they are a fire hazard.

3. Due to the fire risk, stove top chip pans or fat fryers, candles, portable gas and paraffin heaters, petrol, solvents and other flammable liquids are not allowed, and if found will be removed without liability to the Owner or his agent to the Licensee for loss of such. About half of fires in shared houses are caused by chip pans and most of the rest of fires are caused by the careless use of cigarettes. Electronically controlled deep fat fryers are permitted and can be supplied by the Owner free of charge on request providing a small deposit is paid for its safe return.

4. NO playing of loud music or TVs. (the Owner can supply headphones free of charge, deposit required). The volume is too loud if it can be heard in the corridor outside your room.

5. Close doors quietly - do not let them slam.

6. Clean communal kitchens and bathrooms immediately after use and place rubbish outside in bins provided. Any items left out in the communal area will be removed and placed in a box outside.

7. You may not move out of your room, any item of furniture etc provided by the Owner. Contact owner to collect, a charge for this may be made.

8. Do not allow strangers onto the property - refer them to the Owner. Notify the Owner of any suspicious occurrences - see notice 'Security of Premises'. Occupiers who have been required to leave must not return to the premises they are banned permanently.

9. Always lock your door and keep the front door locked at all times.

10. Vermin are attracted by food left out - clean up and keep food in sealed containers.

11. Occupation is limited to those named on the Licence Agreement.

12. Licence fee, is to be paid on time, unless otherwise agreed. If you are unable to do this, contact the Owner beforehand. Late payment can attract extra charges.

13. One months’ notice or payment in lieu is required when leaving (or at the Owners discretion until your unit is re-let to a new occupier, not an existing occupier of the Owner, whichever is the least). Keys must be returned on leaving otherwise you may be deemed not to have left and to be still liable to pay for the room and for the locks to be changed.

14. Rooms are to be left clean on leaving and curtains are to be re-hung, otherwise you will be charged.

15. Notify the Owner immediately of any repairs. Do not rely on others to call the owner. This should initially be made by phone and followed up in writing. Never attempt repairs yourself or authorise anyone else to. On a work day urgent repairs (e.g. leaks, power failure, alarm faults, broken locks on external doors and windows) are normally attended to within 3 hrs, other repairs within two working days. If no action has occurred within this period of time please call again as they may have been missed.

16. No pets or parties are allowed without prior written permission of the landlord.

17. You are liable to insure your own property - this means if you have your property stolen, lost or destroyed the owner is not liable.

18. Washing machines must not be used whilst you are out. Where the washing machine has shared use, promptly remove washed/dried clothes when the machine has stopped so that others can use the machine and to prevent your clothes being lost. Do not use the machine if it is leaking or faulty, call the Owner for it to be repaired.

19. You may not bring more than one guest or your parents into the property. You may have a guest to stay over for up to 2 nights maximum per 7 days. You are responsible for your guests behaviour including any damage caused by them. Do not allow groups of people to call or wait outside the premises.

20. Where the house has central heating and you do not pay for your electricity, i.e. you do not have an electric card meter in your room, electric heaters are not allowed except for when the central heating has broken down; these will be supplied by the landlord.

21. Park where possible within the curtilage of the property. Do not block other cars. Where off road parking is provided; there is no reserved parking, only one car per Licensee which must be registered in the Licensee’s name is allowed and no untaxed cars may be kept on the land or major car repairs are allowed.

22. You may not change the gas or electricity provider or install a water meter.

23. Due to the risk of fire and nuisance to others: fires, bonfires and barbeques are not allowed
